According to real estate consultancy Cushman's analysts & Wakefield, European developers plan to build 7 million square meters of commercial areas in 2013. However, France and the United Kingdom, before considered "Mecca" for lovers of shopping, are losing ground to the Russians.
There are currently in France 16.95 million square meters of commercial areas and in the United Kingdom, 16.48 million square meters. While in Russia this number be minimally lower (16.47 million m2), developers of the country promise open 2.87 million trade centers throughout this year and thereby ensure almost a quarter of all European projects.
The contents are, however, disputed by analysts of Cushman Wakefield & because, according to them, by the end of the year should be built no more than 1.6 million m2. Even if the pessimistic forecast is achieved, will exceed the United Kingdom and Russia beat the European record in terms of new shopping centres.
"By way of comparison, the British developer plan to build about 325 thousand m2, while the French program 1.39 million square meters of shopping malls until 2014," says the head of commercial real estate investments in Europe and the Middle East of Cushman Wakefield, Mike & Rodda.
However, the commercial real estate in Russia now grow at the expense of the regions within the country. Tatiana Kliutchinskaia, Director of Department of Jones Lang LaSalle commercial establishments in Moscow, points out that no quality shopping centre was opened in the first quarter and by the end of the year will be rented not more that 300 thousand new square meters. On the other hand, almost half of the new new shopping malls are being built in cities with population of less than 1 million people.
"If some years ago the trade networks were reluctant to expand their business by other areas of the country, these regions have become a priority for many brands. The development plans in cities with a population of less than 1 million people have already been confirmed by the likes of Leroy Merlin and Subway ", says Kliutchinskaia.
Last year, a greater number of commercial facilities was built in Surgut, Iekaterinburgo, Nijni Novgorod, Mytishchi and Sôtchi. Already in the first quarter, the cities of Saint Petersburg, Belgorod and Volgograd were the leaders in expansion of shopping centers.
Despite the positive indicators, Russia is still a long way from China. Of the 32 million square meters of areas currently built trade worldwide, more than 50% are in the Chinese territory. Among the Chinese cities with most active development include Tianjin, Shenyang, Wuhan, Chuntsin, Guangzhou, Hangzhou and Chengdu – over the next three years, this city, for example, will gain 2.9 million square meters of commercial centers.
